How to Prevent Frozen Pipes

One of the most common, and costly, cold-weather plumbing issue is frozen pipes. A frozen pipe can burst under pressure, leading to extensive water damage and expensive repairs. The good news: a little preparation goes a long way in protecting your home.

Why Pipes Freeze

Pipes are most at risk when cold air reaches uninsulated or exposed plumbing. Common trouble spots include exterior walls, basements, crawl spaces, garages, attics, and outdoor plumbing like hose bibbs. When water freezes and expands inside a pipe, it can crack the line, often only presenting itself once it begins to thaw.


Prevent Frozen Pipes With These Easy Tips

  • Winterize outdoor plumbing.

  • Disconnect and drain outdoor hoses, hose bibbs, and any other outdoor plumbing.

  • Flush with non-toxic antifreeze for best results. Insulate vulnerable pipes.

  • Wrap pipes in unheated areas with insulation or foam sleeves.

  • Keep your home warm. Never drop your thermostat below 55°F. Steady warmth protects pipes behind walls and under floors.

  • Open Cabinet Doors. For sinks located on exterior walls, open the cabinet doors. This helps air circulate around the pipes and reduces freezing risk.

  • Keep a slow drip on extremely cold nights. Allow faucets to run with a slow drip to keep water moving, making it far less likely to freeze.

  • Seal air leaks. Check for drafts around windows, sill plates, and foundation penetrations. Seal with caulk or insulation to prevent drafts.



What To Do If Your Pipes Do Freeze

  • Open cabinets and doors to allow warm air to reach the affected pipes.

  • Gently warm the pipes using a hair dryer or heat gun. Never use an open flame.

  • If a faucet has a trickle coming out, keep the faucet open.

  • If a pipe has burst and a leak is imminent, turn off your main valve and drain the house if possible.
